      Interesting. When one looks at the neighborhoods of yore (like the one my mother grew up in, where the only thing separating the houses was a shared driveway) people didn't feel the need to protect themselves from their neighbors. Since my grandmother's house was on a hill, I remeber I could stand in her backyarrd and look downhill and see all the backyards in the rest of the block.

      Thank you Daniel, I owe it to your teachings oh great one. not only is there a need for privacy but the wall on the right of the house needs to be a sound barrier, the neighbor has several dogs that yap day and night.

      This design is for an existing lot measuring 40ft wide by 88ft deep in a housing development on the eastern side of the island of Puerto Rico with back views of the El Yunque rain forest.
      The roof line is designed to capture the crossing winds from the mountains to the north, the house has been elevated 3'-6" to take advantage of the rear views visible above the roof line of neighboring houses. The material through is concrete to withstand hurricane forces. This is a design for one person with room for two guest.

      Tried it but when I open capabilities there is no way to change anything there, just a blank space entitled " Warnings" what am I doing wrong?

      SKETCHUP2017 The cursor response has developed a three to five second delay problem and it is not related to just one particular drawing, also I do not have a lot of components open to slow down the response time and my pc has plenty of memory available. Any help will be greatly appreciated, thank you

      Hey Daniel, so glad to get a note from you, the reason for the multi purpose room comes from the way my sister( the client ) uses her spare room now, it is primarily intended as a guest room but would be used as a dinning room only during the Christmas holidays.

      Well, that's a new one. I once designed a home for client that had a formal dining room, but no living room, but did have an alcove for the Christmas tree (complete with fireplace - ya gotta hang those stocking some place). Did your sister like the design?

      LOL...a bottom less pit, what a great idea!!
      My sister liked it very much but initially had a problem with the design because of the stair, she was looking at the floor plan with her I phone and did not see the elevator.

    • FLW Inspired townhouse

      After a recent visit to Fallingwater I was inspired to design a townhouse by borrowing some elements from the FWhouse but instead re interpret it as a duplex townhome for the Florida climate, hence the screened in terrace, a must here, the top floor contains a two bedroom apartment and there is a rental unit below with a separate entrance.
      I used my sister as the client model, she lives alone, is retired and has problems walking up stairs so I included an private elevator to the apartment above.

      Daniel, I am looking forward to you checking out this design!

    • The Key House

      This is a design exercise, however it is based on a real lot with surrounding structures.
      The Key house fits a narrow deep lot situated in a flood zone with deep setbacks front and back. There are three elevated houses surrounding the lot all with windows facing the house plus one more elevated house across the street so the upper floor plan forms a giant C with all glass doors facing the inner balconies and terrace for privacy.
      The floor plan consist of a front section housing the study/guest room, living room and terrace. The back section houses the master bedroom, bathroom and utility closets containing the W/D, storage and dumb waiter, the center space houses the kitchen, entry stairs and a bridge connecting the front and back spaces. The lower space houses the entry ramp, carport with car turn table, workshop and half bath.

    • Mountain stone house

      A studio at the far end, followed by the main bedroom and bathroom and the guest room at the other end.
      There is no formal dinning area in the kitchen/ living area, instead a kitchen island with space for informal meals, I placed the fireplace in the center of the room to keep the living room intimate and to partially hide the kitchen from the living space.
      For location, the Pacific North West.

      The idea behind the shower and the toilet room is to be able to have two people shower at the same time, it also has to do with the number of people the guest rooms can accommodate since each one can hold two full size beds. I can see how it would be more convenient to have the bathroom in a location other than the end of the hall.
      On the Cor ten steel, I thought i had read something where it talks about a process were the metal surface can be sealed, but i could be wrong about that. Thanks for the heads up on the front gate overheating, Oh you asked about the location, outside Palm Springs comes to mind. Thanks for your input Daniel, always appreciated.

      Yes those are 2FT thick rammed earth walls, I got the texture from pictures of rammed earth walls on the internet.

    • Revised Desert weekend home

      A weekend desert home built of 2ft rammed earth and Cor Ten steel, it consist of three detached structures, the main living area, a master with bath, and a guest bunk room wing with a shower room and water closet. All rooms open to the south and north for natural ventilation.
      A revision to the model, the gate has changed to wood from metal because of heat retention and the fascia has been moved away from the rammed earth walls to avoid rust streaks during rains.....Thanks Daniel.

      White boxes with blue green glass with ten foot ceilings and a floor plan for indoor outdoor entertaining. There is a bank of operable clerestory windows on both sides of the fireplace wall that provide ventilation and light to the kitchen / family room as well as the bedroom hallway.
      I was thinking Los Angeles or maybe Palm Springs for the location.

      4. The bedrooms (2,3 and study) seem out of scale with the overall opulence of the home and in particular with that afforded the guest bedrooms.

      5. The lower level storeroom door can be rearranged to increase space.

      thanks for the imput...I did try lighter hews of gray but settled on the warm tones of this one.
      the simple entry is designed that way so you enter through a narrow low ceiling area, them move up the stairs to finally come into the double height glazed living space ( drama )
      I thought about placing the master ensuite where the master closet is located but this would mean the master bath window would face the neighbors.
