Also it seems to be caused by looking at the back faces, try flipping them to see if that is the problem.
If you upload the model someone should be able to see what is going on.

The square gets smaller as you zoom out because there is a maximum area that you can "grab". You can grab other area by repeating the process and moving the selection box left,right,up or down. The areas should overlap. You can use a tool of mine, Clip or Trim Terrain Mesh to eliminate the overlap.
