I am Finally BUILDING!!!
-
what. . .you guys don't have full basements where you live.
Tant pis. It's cheap space.
-
I'm not sure that I've ever really seen a full basement in California. I'm not sure why.

Partly a side effect of frostline depth. In the Frozen North like Minnesota the frostline depth is, oh, about 350ft down - in California it's about 18" above ground . Since you need to have the base of your footings below frost depth to avoid frost heave ruining your building you inevitably get a high likelihood of basements in Minnesota and a low probability in California.
I'm building on a slope, so it made sense to do a walk-out basement, also known as a lower floor with a dirt back wall.
-
Interesting, I did not realize that building footings needed to be below the frost line. That would help explain things a bit.
-
Makes me wonder: No insulation on the exterior?
-
Hi David, If you need any building actual advice flick me over an email. I design and build. mainly build. BTW thw house model looks great
-
ELY::The Interior furred walls will be insulated. In the Mountain areas, like Park City for example you would do 2" of Rigid on the outside of the foundation, then do the bituthane thing. And still furr and insulate the interior foundation wall.
But where I am at, I should be fine. Frost depth for my elevation. . .32"
AAD: thanks for the offers to advise. I think I got it covered. Although I can see mistakes that I have made along the way.
Garage Slab poured this weekend! My wife says. . .the garage is too small. Honey. .it's bigger than we have ever had before. It just looks small because the walls aren't on it yet. Nothing to compare it too. Trust the SketchUP model. The cars fit!!!!

basement rooms bearing walls and main floor getting framed.

I see,the earth is different in all the countries(and the weather too) .Here(in Romania) if u go that deep with the basement and no insulation on the outside u ll have wall mold all the way.

So u re going wood all the way? I personally don t trust wood. Give me bricks and concrete.
Btw,things are going pretty well!
Cheers!

Hey David
It's great to see a follow through from SketchUp to build. I'm hoping to follow your lead in the next little while. Makes me want to through on the tools and dive in. Keep us posted on progress. -

We've been building frame houses here for many many years. Its lightweight strong and I can afford it.

You mention SU output David, but are you willing to give us a sneek peek at what your home will look like?
Or maybe you have somewhere else? -
Dear David,
What are you going to do about sound insulation?

Kind regards,

Or maybe you have somewhere else?check out the first of the post to see the idea. Here's a new quickie render based on a few tweaks. I havent' really done anything with Landscape yet, so that's not worked out as you see in the render.
as far as sound insulation goes. . .batt insulation throughout for sound and weather. It's required. As far as noise goes, I don't care about me bothering my neighbors with a huge big-A flat screen with surround sound. . .i just don't want them bothering me.
Jus Kiddin'!!!

another quickie render. .. no detail yet, but this was to show my wife the ideas for the kitchen and family room. The materials for the most part are just place holders until we make our selections, but my wife . . .even with all the sketchupping in the world, didn't get a sense of the scale. Geez. . .she's like every other client I have ever had!
-
as of last night.
-
More framing as of last night! It's movin' fast!!!
and still another
Still can't do the embed thing. What is it with me here!
here is a photo as well

I like the way the walls are going to be fully braced great for strength. We don't get earth quakes in Australia or tornadoes so we are only required to do 60% of the walls in bracing. Glad to see your house coming along David.
-
Well , the bracing is temporary until the upper floor joists and roof are installed which will provide a rigid diaphragm. However, there are also lots of shear panels in the walls for lateral strength. My area is a category 3 earthquake zone. Plus we can have fairly strong wind gusts from time to time so we design to pretty rigid lateral stress standards.

as of yesterday afternoon. . .this is getting very exciting.
