Hi Peter,
Those are "Dynamic components" - a new thing in SU 7. We even have a whole subforum for them here (under the SU Discussions).
You can only edit (create/modify...) them with the Pro version of SU 7 but you can also use them with the Free version. Search for "dynamic components" in the Warehouse but make sure to enable them under Window > Preferences > Extensions and activate the DC toolbar from View > Toolbars.

I think the question is how does the window opening move with the window ?
A component can be given glue/hole-cutting properties - so a door or window component will cut a hole in the face it's placed onto. As the window moves it moves the hole to match.
Now the bad news... A cutting component can only glue to one face and I guess you are thinking, "...walls are usually two skins..." ? So the other face to the wall doesn't get cut
Now the good news... Some of us have been working on various solutions (me. Didier and Thomthom et al). I have an unpublished 'punch' method that links a front 'hole' making component [say a window] to a matching back-face plain 'hole'. The back 'hole' also has a reveal-lining that scales to suit the wall's width. The pair of components have a guid attribute that links them together and various observers tell if one is selected and selects the other etc so they move, change and erase etc as if they were one thing... The back 'hole' is also linked to the two faces with guid attributes and scales itself to suit a wider wall etc... -
