Two levels, 18 feet2.
Division of main room by function but big enough for a washing/spin dryer machin under the kitchen worktops. Fridge freezer optimal for kitchen and tv purposes. What use a film or match without some nice amber lubricant? The white blob next to said lubricant storage (Below the stairs) is intended as storage and space for a coffee machine etc.

Stupid really, working on the plan of an 18' square plot. I did think a few things were a bit off but put that down to fatigue. 16' square plot is the reality. At least I can get that nagging itch to go away now I know the problems. Face palm moment, I know.

From the garden looking in.There is an issue with the hdri, take a look at the bricks in the wall on the left, the low wall in the garden and the bricks visible through the kitchen window that can be seen through the patio doors on the right.

HDRIs are tricky. They often don't scale properly and there is no way to adjust their scale. You might try rotating the HDRI if your renderer has that ability, until you find the right "look".
That's why you often do not see more than one or at most, two, views of my renders outdoors and also why I try to use a lot of open land views. The farther away the background, the better they look.
I also use a trick where I'll build about 100-200ft in every direction, of real 3D model that also blocks the ground views and then use an HDRI.
HDRIs take a lot of faking and fiddling to look right. But it does beat building an entire world. (oh if I only had the power and time to do so, though)

Ta folks and agreed with bells on. You did of course miss the bungee cord stair assist. Hiving the wardrobe facing the top of those stairs will make changing clothes easier though, if a tad bruising. Those stairs appear in many place like boats and a lot of smaller homes as stairs take away the use of a LOT of footage from a house.

Moving on a tad, changed the lights a bit which gives a subtle shift of tone.

Yes!
even if the rotary dryer(?) which we in D name "Laundry-Spider" would be there in real life, I would avoid showing this here useless and too prominent thing in the renderingPrima otherwise!

Thanks folks, the birds eye view is simply to get a reasonable field of view in. I deliberately did not light the upper level so the ground floor was prominent. I believe a lighter upper floor and stairs would detract from the render.
