            NYC to Springfield is some serious culture shock... I surprised there wasn't some type of decompression chamber. They roll up the streets at about 9pm here. We actually get some really bad straight line winds here. trucks flip over out on the Interstate. windows get ripped off houses and sheds get relocated.

            Since most of us here are in the construction industry, or at least a lot of us... What do you think of disaster resistant construction? floods, high winds, fire... any new techniques you've heard of?

                new techniques? not really.. other than quit building trailer parks! 😄

                re:the wind. yeah, I was there for 2 weeks and it was nonstop wind. all day every day.. got sorta annoying after a while.. I guess springfield sits up on an elevated plane or something? good for tornado suppresion. bad for overall wind protection.

                  I am in the process of moving to Sonoita, Arizona. The house up hill from me is 75% underground. The roof surface is exposed as is the front porch. Even with a direct hit from a worst case tornado, you wouldn't have to look in the next county for my neighbor or his dog Toto.

                  Grass fire is our biggest fear. I will be scything some of our wild grass when I visit the house this weekend.

                  The standard answer to your question is willingness to pay upfront construction cost. However referring back to my neighbor his heating and cooling cost must approach 0 which will eventually offset his excavation cost.

                      Yes it's our tornado season, seems to start earlier every year, June 16th is a day to watch for, strangely tornados like that day best.

                        I used to live in Arlington but now in New Mexico where I might be a little safer but we did have one a couple years ago that brought all those memories back.
