Where I can find good visopt for exterior? (for 1.49)

I would suggest using the default visopt, it's a good place to start. You can then tweak things like GI levels (remove TexSky, and check default lights in global options, so you get more ambient light and still have sun shadows) or irrmap settings (increase hsph subdivs), etc. It seems a lot of the older visopts you find online are from previous versions and may cause errors. Make sure you look at the various tutorials for vfsu to understand which settings to change.

Here on the left my render with VRay1.05 and on the right with VRay 1.49. I used the same texture for the wall (I have lost the grany texture).

Yeah, there's been a fix with the gamma level, so renders with the current version will be brighter. You can adjust with the inverse using 0.4545
