Non-Profit Facility Improvement

Hi all,
Perhaps someone in the community can lend us experience and sources for organizing a facilities improvement campaign for a small non-profit. We have a ecology center that has been working locally in research, education, and restoration for the last 20 years. The staff of 25± is currently housed in deteriorating portable units and we need a new facility, whether moving or rebuilding in the same site.
Can anyone suggest books, programs, or other resources for organizing the fundraising, financing, and logistics of such a project? As many of you are in design, I assume someone's work has touched on with similar projects.

Are you affiliated with any larger institution - Universities, governments, etc?

We have project affiliation with all of the above, and some financial support from various agencies, and all sorts of support and endorsement, but no direct organizational affiliation.
