How is the garage going to handle water flowing into it?thanks, eric. at the end of the ramp there is a gutter-like drain covered by a horizontal railing which is connected to general drainage system. I have the same situation in my own house and the solution works perfectly.

Beautiful work (design, modeling, rendering).
Here in the states we couldn't get by with such an open guardrail on the upper levels, or lack of railing at the entry steps. -

thanks for your comments. to tell you the truth, I am not sure I can get away with it here. restrictions for private residences used to be lighter but things change. we will see when I send it in to get a building permit. -

I like the use of exposed concrete The house layout works well, always good to view how the design works. I imagine you could spec glazed railings (self cleaning) on the deck as it looks like you have a rich client
